Where is Vinhomes Green Paradise and how do you get there?

Quick answer (Trả lời nhanh): The project sits on the coast of Can Gio commune, the southern tip of Ho Chi Minh City, about 50 km from downtown. Today the usual route is Huynh Tan Phat road, the Binh Khanh ferry and Rung Sac road, about 90 minutes. The Can Gio bridge and the Ben Thanh – Can Gio railway are planned but not yet in service.

Route and travel time: Vinhomes Market. On weekends and holidays the ferry queue can add time. The Can Gio bridge (7.3 km, 6 lanes, BT contract with Masterise Ha tang Can Gio JSC) was ceremonially launched on 15 January 2026, but by 24 September 2026 the project was still being appraised, so construction had not started (Bao Dau tu). Thanh Nien reported on 4 November 2026 that the city expects to start several large transport works in Q4 2026, including the bridge (Thanh Nien); we have not seen an official approval as of 5 November 2026.

For the railway, VinSpeed and its contractors launched simultaneous construction on 30 October 2026; completion is planned for Q4 2028 and operation for 2029 (HCMC Government Portal). As of 3 November 2026, 207 of 251 affected households in Binh Khanh commune had handed over land for the railway, about 88.98% (Thanh Nien). These are plans, not current conditions. More detail: location and new address, how to get there and Ben Thanh – Can Gio railway (in Vietnamese).

How many zones does the project have?

Quick answer (Trả lời nhanh): Decision 340/QD-UBND divides the site into five zones: A (Vinh Tien / The Haven Bay), B (Vinh Ngoc / The Green Bay), C (Mui Danh Vong / The Paradise), D (Dao Mat Troi / The Grand Island) and E, which is water surface, canals and green space. The Green Bay and The Haven Bay were the first zones put on sale, mostly low-rise homes.

Quick answer (Trả lời nhanh): The project has a 1/500 detailed plan (Decision 340/QD-UBND), construction permits for the sea-encroachment and site works, and Department of Construction letters confirming batches of homes eligible for sale. Before signing, check that your unit code appears in one of those letters.

The developer’s disclosure letter 3009/2025/CG-CTC (30 September 2025) lists permit 152/GPXD (28 August 2007) for sea-encroachment and infrastructure works and permit 08/GPXD (15 April 2025) for land levelling and embankments (Vinhomes Market file). Eligibility letters we have checked: 18572/SXD-PTDT (4 December 2025) for 3,800 low-rise units in zone B (Vietstock), a notice dated 2 February 2026 for 1,383 units in zone A, and 28237/SXD-PTDT (4 August 2026) for another 274 units in zone A. According to 24hMoney, citing Saigon Ratings, Vinhomes JSC held 43.7% of the developer directly and a 99.57% economic interest including indirect holdings at end-2025.

Residential land for townhouses and villas is used on a long-term, stable basis (Article 171, Land Law 2024). Within 50 days of handover, the developer must file the title-certificate (pink book) application for the buyer (Article 17, Real Estate Business Law 2023); that is a filing deadline, not the date you receive the certificate. More: legal documents, construction permits and title certificates (in Vietnamese).

How much do homes cost?

Quick answer (Trả lời nhanh): There is no single official price list; prices depend on the unit code and the sales policy in force. The latest public reference we found is the indicative price table for the Haven Bay zone on Vinhomes Market (23 July 2026): townhouses VND 12.8–19.9 billion, semi-detached villas 23.1–39.8 billion and detached villas 35.1–54.4 billion per unit.

Source: Vinhomes Market. Shophouse and apartment prices had not been officially published as of 5 November 2026. Documents also differ on whether VAT and the maintenance fund are included, so ask for a written quote per unit. Payment schedules, deposits and current offers are covered in prices and sales policy, payment schedule and costs beyond the price (in Vietnamese). We do not forecast price rises or rental yields.

Can foreigners buy at Vinhomes Green Paradise?

Quick answer (Trả lời nhanh): Vietnamese law lets foreign individuals own commercial housing within quotas (up to 30% of apartments per building and 250 landed houses in an area equivalent to one ward). However, the public sales policies of July 2026 (Green Bay) and August 2026 (Haven Bay) list eligible buyers that do not include foreign organisations or individuals.

Law: Article 19, Housing Law 2023. Sales policy: Haven Bay sales policy, August 2026. Overseas Vietnamese and foreign buyers should confirm eligibility in writing with the seller before paying anything. Details: foreign buyers (in Vietnamese). To check whether a website or agent is genuine, compare with the developer’s own channel Vinhomes Market and see how to verify official channels (in Vietnamese).
